High Performance Long Lasting Protection From Water Damage.
FEB PATH & PATIO SEAL is a solvent free acrylic coating used to seal and protect patios, paths, natural stone and block paving, concrete, industrial and domestic concrete floors (e.g. garages) from the effects of sunlight, water, oil, petrol and fungal/mould growth. The milky solution dries to a CLEAR hard wearing water repellent film which gives a low sheen slip resistant finish which will reduce dirt pick up and facilitate easier cleaning. The product is safer to use than conventional solvent based products, i.e. it is non-flammable and will not harm plants and animals when used as directed.
FEB PATH & PATIO SEAL can be applied by standard low pressure garden spray, brush, mop or roller so no expensive application equipment is needed.

Water permeable coating - allows paving to “breath” and prevents ponding of rainwater.
Ensure the surfaces to be treated are clean and free from any mould or fungal growth. For bad oil stains, remove with detergent and hot water. Ensure cement composite pavers are thoroughly degreased and free from release agents, which will affect penetration. If mould and fungal growth are present, clean surfaces with EVERBUILD MOSS AWAY as directed. All artificial stone (cement based) and all block pavers must be left for three months minimum after placing before over coating with this product. This will allow salts to leach out which otherwise may cause unsightly white patches appearing beneath the sealer, especially when the patio is wet.
Shake can well before use. FEB PATH & PATIO SEAL may be applied to dry or damp (not wet) surfaces. Apply by long pile roller, brush or low pressure garden spray. CAUTION: Never pour product out over surface and brush in. Ensure an even and thorough coverage, especially on textured flags where ponding of the product must be avoided. An uneven coating will give a blotchy/white appearance to areas where excess product has been allowed to settle and dry. These areas will look worse in wet conditions. For very porous surfaces (concrete flags, v. porous natural stone) apply in two coats allowing no more than 2 hours between coats. For low porosity surfaces (e.g. dense block paving) apply in one coat only. In both cases, an extra coat may be applied if a semi-gloss finish is required.
Areas treated with this product can be cleaned with warm water and detergent or EVERBUILD MOSS-AWAY. Do not use acid based cleaners, as these will remove/discolour the product. Avoid using power washes.
FEB PATH & PATIO SEAL will only work where it can penetrate into the surface. Do not apply to non-porous surfaces. Do not apply this product to painted surfaces or surfaces that have previously been treated with stearate or silicone based water seals.
Some surfaces, especially certain natural stones may darken slightly when treated. ALWAYS TEST A SMALL AREA FOR COMPATIBILITY PRIOR TO FULL APPLICATION.
Product is slip resistant when dry. Obviously, water will affect this property adversely.
Do not apply this product if rain is imminent (within 5 hours at 20°C).
Coverage will vary depending on the porosity of the substrate. As a quick guide, coverage will be approximately 5 sq. meters per litre for the first coat and 8 sq. meters per litre for the second coat.
Approximately 1-2 hours, depending on air temperature. Do not apply below +5°C.
Clean brushes, rollers and spray equipment with warm water IMMEDIATELY after use. Dry product may be removed with proprietary paint strippers.
Store in cool, dry conditions between + 5 and + 25°C PROTECT FROM FROST. Storage outside these parameters will dramatically reduce shelf life.
